General Info

Marche is an absolutely enchanting region of Italy and Villa Prati is the ultimate retreat from which to appreciate it. The accommodation is wonderful (elegant and sophisticated yet relaxed and homely), the outside terraces and gardens are gorgeous, and breath-taking views of lush green fields stretch in every direction. Out and about you can cycle, hike, taste wine, visit beaches and explore galleries and cultural sites, or you could just stay at the villa, dining al fresco and sunbathing by the pool. Whether you’re here for a wedding, a celebration or just a sunny getaway with friends and family, Villa Prati will not disappoint.

The Area Surrounding The Property / Accommodation

The villa sits in a rural location just 5 minutes from the charming medieval village of Mogliano where you will find grocery shops, a supermarket, coffee bars, a pub, a pharmacy and some lovely restaurants. Le Marche is a glorious part of Italy, much less crowded than Tuscany or Umbria but with just as much to offer. Culture vultures can visit the gallery at San Severino and the frescoes at the Basilica San Nichola at Tolentino, historians can enjoy Jesi, Cingoli (‘The Balcony of the Marches’), Treia, Fabriano and the Catholic pilgrimage site of Loreto with its stunning cathedral, and foodies can sample delicious regional wines and delicacies. Just 10 minutes away is the “The Abbadia di Fiastra” natural reserve, where you can horse ride, walk, cycle or play golf, the Sibillini mountains (45 minutes away) offer skiing, canoeing, fishing and rafting, and there are beaches in Civitanova Marche, just 30km from the villa.

Getting There:
The nearest airport is Ancona Falconara, which is about an hour away by car, and other nearby airports include Pescara (146km) and Bologna (280km). Ryanair operates daily flights from London to Ancona and Pescara. The nearest public transport links are in Macerata (20km away) and a rental car is highly recommended for exploring the region. Maps and directions will be provided.

Interior Details
The villa is laid out over three floors and has been furnished and equipped with unflinching care and attention to detail. The owners have retained a wealth of original features, from oak beams and exposed brick walls to terracotta floors and large open fireplaces, but they have also added up to date mod cons and lots of windows and entrances that let the outside in. There are seven double bedrooms, three of which are en-suite, and other rooms include a large open-plan kitchen/dining room with an Aga, a living room with sofas and a piano and a study/library with an open fireplace. The villa is well equipped with TVs, DVD players, books and board games, not to mention WiFi throughout.

Exterior Details
The kitchen opens out onto the pergola where there is a large table with chairs, and there are various other spots around the garden for al fresco dining. Soft lighting creates a magical atmosphere in the evenings, and the well-kept gardens are scattered with peach, pear, apple, fig and plum trees. The pool nestles perfectly into the landscape and is surrounded by mature trees and hedges for privacy. The villa is accessed through wrought-iron electric gates and a long driveway, so it feels delightfully secluded.

Further Details
The price of your holiday includes weekly cleaning and a weekly linen/towel change, a welcome pack, pool cleaning and gardening and a property manager who lives nearby. Extras like babysitting, welcome meals, additional cleaning, a chef, airport transfers, and activities/excursions can be arranged for an added cost.

Conditions of Rental
Changeover day is Sunday. A 30% deposit is required and the balance is due 8 weeks prior to arrival. A refundable security deposit of €500 is also required. During the winter months a fee for central heating will be charged.
