A fine three storey 18th century Georgian building, with oak beamed ceilings, Derwent House is a grade II listed property which has been lovingly refurbished, whilst maintaining its historical ambience. The house is an ideal base to explore the delights of the Peak District throughout the year.
Derwent house is located in a quiet area of Matlock, next to Hall Leys Park and within walking distance of varied shops and restaurants. It has won a number of awards, and if you visit, you will see why – it offers luxury, self catering accommodation in Derbyshire which is an ideal venue for large groups, house parties and family holidays. Derwent House also works in partnership with trusted local businesses to offer on-site catering, beauty treatments and holistic therapies. It is fully equipped to meet the needs of groups of up to 12 people. Each room is individually designed to provide a welcoming and comfortable environment, whilst retaining the historical ambience of a grade II listed Georgian house. Downstairs there is ample space to socialise together or take some time to relax, read or listen to music. Each bedroom is individually decorated with coordinated furnishings and a number have en-suite facilities. The courtyard garden is ideal for a quiet corner to read and relax.
Derwent House is an ideally located self catering house in Derbyshire where you can enjoy the year round delights of the Peak District. From walking to well dressings; Alton Towers to the Heights of Abraham; Chatsworth House to Haddon Hall; Peak District autumn heather to Matlock Bath illuminations; climbing to watersports; the Crich tramway museum to the Peak Rail steam train; there is something for everyone. The Peak District is an ideal location, whatever the weather. In addition there are numerous villages in which to explore local crafts and enjoy local food.
Getting There:
Derwent House is approximately 500 yards from the train and bus station. The good transport links make much of the local area easy to explore without the need to use a car. The train service stops at many local villages and places of interest. There are also good links to the national rail network and a regular service runs from Matlock to Derby and Nottingham.

Interior Details
Derwent House enjoys a large, elegant lounge with stone fireplace, wood burning stove, and feature bay window. The lounge has comfortable seating, a television with DVD player and a mini hifi system. There is an additional reception room, a lovely hideaway in which to relax. The large dining room with bay window seats 12. The kitchen, with original quarry tile flooring, is spacious and fully equipped, with space for informal dining. There is a separate utility room. The stairs, with their original Georgian balustrade, lead to the first floor bedrooms and a large family bathroom. The master bedroom has a king size bed with an original Georgian fireplace. Also on this floor are two further doubles (one ensuite) and a twin (also ensuite). There is a large Victorian-style panelled bathroom on this floor. The second floor has two further bedrooms (one double and one twin).
Exterior Details
There is a courtyard garden with original flagstones and a salting sink. There is a range of planting and seasonal herbs. The area is enclosed by a gate and has seating for guests. There is plenty of parking on Knowleston Place, a quiet cul-de-sac where, generally, you can park right outside the house. Tennis courts, mini-golf and other facilities are available in Hall Leys Park, located next to Derwent House.

The house has a washing machine, tumble dryer, iron and ironing board, together with a retractable washing line and pegs. The kitchen has a dishwasher, large fridge, microwave, double gas oven with 7 ring hob and a large collection of cooking equipment and utensils. In addition to central heating throughout, the main lounge has a wood burning stove with plenty of logs and fire lighters. A selection of music CDs and DVDs is left for guests. The stereo system has a USB port for MP3 players to play your personal favourites. The 3 televisions all have DVD players attached. A range of books, puzzles and games are provided within the house, together with footballs, badminton rackets and other outdoor games, for use in the park. A telephone and WiFi access is provided in the house. The telephone can be used to make out-going calls. We ask guests to leave money to cover the cost of any calls made. Two hairdryers, highchair, cot and stairgates are available.
Conditions of Rental
Full weeks normally begin on either Monday or Friday. However, it may be possible to start a full week on another weekday. Please contact us to discuss your requirements. A 20% deposit is required to secure a booking. The final balance will be due eight weeks prior to the start of your holiday date. Short breaks can be taken from Friday to Monday (3 nights) or Monday to Friday (4 nights). These are available throughout the year apart from Christmas and New Year.
