A 400 year old manor house in the grounds of a private estate close to the North Norfolk Coast, Meadow House is one of a collection of luxury cottages and holiday houses set in over 2,500 acres of land, and an excellent choice of big group accommodation for anyone looking to gather friends and family in Norfolk.

General Info

The West Barsham Estate, home to Barsham Barns, is just a 10 minute drive from the beautiful beaches of the North Norfolk coast.  The estate itself is made up of 2,500 acres of tranquil woodland, regenerated marshland, and carefully preserved meadows, and is home to a wide variety of birdlife and wildlife.  Guests can enjoy nature walks on the estate, and learn about the conservation, innovative techniques and sustainable farming methods being used on the farm.  The farm has its very own apiary providing a home to the honeybees that pollinate the wildflowers across the estate.  The estate is also home to a craft beer brewery and guests are welcome to have a craft beer tasting session.

The Area Surrounding The Property / Accommodation

Aside from exploring the estate itself, Barsham is well positioned for exploring further afield.  You can go kite flying on the beautiful beaches of nearby Wells next to the Sea, wander around the nearby towns of Holt and Burnham Market, go walking and bird watching across the salt marshes, or head out on bikes to explore the quiet country roads.  There are cosy village pubs, local farm shops and delis, and fresh fish and chips by the coast.  You can take boat trips to spot seals from Morston, or head to the salt marshes and Blakeney.  For children there are ropes courses, horse riding and beaches, and there is a wide range of historic homes and gardens nearby which are well worth a visit.

From London and the A11, head for Swaffham on the A1065. From Norwich take the A1067. From King’s Lynn take the A148 Cromer road. From the A148 Fakenham bypass, follow signs for the B1105 to Wells-next-the-Sea. More detailed directions provided on booking.

Interior Details
The house has seven bedrooms and can sleep up to 14 people.  The house features beautiful period details and large rooms with sumptuous furnishings and antiques.  There is an elegant drawing room with an open fire, filled with antiques and opulent sofas.  The formal dining room has a large mahogany table.  There’s a separate cosy living room with bay windows looking out to sweeping views.  The spacious kitchen overlooking the private garden and fields beyond and is well equipped including an Aga, and has an informal dining table.  There is a separate utility room with washing machine and tumble dryer plus additional fridge and dishwasher. The seven bedrooms are all up the sweeping staircase and are made up of four doubles (king and superking beds) and three twins.  All the doubles have en suite bathrooms.  Two twin bedrooms are on the top floor and also share their own living room. There are open fires, TV with Freeview and DVD player, and Wifi throughout. 

Exterior Details
Meadow House has a large landscaped rose filled garden for your private use.  French doors lead from the kitchen to the garden and there’s a large outside dining area for you to enjoy eating al fresco, as well as a BBQ and firepit.  

Conditions of Rental
The house is dog friendly.  Private horse livery service is available (for an additional charge).  Meadow House is also well suited to corporate retreats, yoga and wellbeing retreats and as a wedding venue - there are two churches in the grounds of the estate and if you book all the accommodation on the estate it can sleep 70 (plus camping space).  The owners can provide concierge services and events teams to help with all elements of your booking.
