Exton Park is a large rural estate in the heart of picturesque Rutland, and deep within its 500 hectares you will find a canvas-wrapped three bedroom hideaway where you can enjoy luxurious glamping accommodation, starry skies and tranquil surroundings.

General Info

With 500 hectares of grounds to explore and extensive access to various footpaths and bridleways, this beautiful Grade II listed 18th century park is the perfect setting for a glamping holiday. The tent is practical and stylish in equal measure, with solid decking floors throughout, a wood-burning stove at its heart and three separate bedrooms. The open-plan living area is a lovely space for families and friends to spend time together and the array of casual seating, which circles a large coffee table, is the perfect spot for a glass of wine or a game of cards. Outside, you can relax on chic furniture overlooking the countryside, and further afield you can explore historic Rutland and all its footpaths, cycle trails, villages, woodland and lakes.

The Area Surrounding The Property / Accommodation

The estate is just a few miles from the incredible wetland habitat of Rutland Water, where there are visitor centres, bird watching hides and areas for leisure activities like sailing, windsurfing and fishing. If you want to see ospreys nest and feed then this is the place to do it! Historic landmarks like St Matthew’s Church in Normanton are well worth a visit, as are the weekly markets in Oakham, or you could visit one of the excellent golf courses nearby. And don’t forget the many pubs, restaurants and bakeries in the area serving delicious seasonal produce.

Getting There & Local Amenities

Getting There:
The Estate is within easy reach of Oakham, Stamford, Leicester, Peterborough and Nottingham. If you’re coming from Oakham: at the top of Barnsdale Hill you will come to a turn on the left, just before Barnsdale Lodge Hotel, sign posted to Cottesmore and Exton. Turn here and follow the road, ignoring all signs/turnings to Exton. Keep going for about 1

Accommodation Details

Interior Details
There are three roomy, private bedrooms – one double, one twin and one bunk room. The beds are solid pine with comfortable mattresses and plush duvet sets and there is plenty of space to hang and stack clothes and toiletries. The dining area has a pine table and six high-backed chairs and the kitchen contains a good selection of tableware as well as a butane hob. Through a wooden door you'll find the shower and WC – the shower runs off an independent hot water system.

Exterior Details
Outside the tent is a decked terrace equipped with a stylish cane sofa and armchairs, and just beyond this is your fire pit where you can barbeque your dinner. The park stretches out over 500 hectares and contains a sheltered 5 acre walled garden which slopes down to an ornamental lake, an old potting shed which houses the honesty shop, and a gothic folly called Fort Henry which is perfect for weddings and events.

Further Details
The tents will sleep six in complete comfort, but in low season if there are four people or fewer in your party, we will reduce the price by 25%. Each tent comes with a log burner and 1 basket of wood per day – extra wood can be purchased. Well-behaved dogs are welcome.  Please note that the tents are closed November - March inclusive.
