One-Off Feature

Labeau is a small 19th century farmhouse nestled high on a hillside in 7 acres of rolling countryside, with panoramic views across the Gers to the Pyrenees. The region of the Gers is truly rural France at its best. The house and barn have been sympathetically restored and a beautiful heated swimming pool added to create a wonderful family retreat.

General Info

Labeau has a truly wonderful position. Sitting high on a hillside, it commands a view that is quite breath-taking. You can see for miles across the rolling green hills of the Gers as far as the stunning snow capped Pyrénées. It is accessed by its own small track, only 2 minutes off the main road into neighbouring Auch and Mirande. Its neighbours comprise only of the tiny medieval church of Vicnau, which was recently renovated and one or two small properties positioned further down the lane. Mature trees screen these from view, ensuring that Labeau is private without being totally remote.

The Area Surrounding The Property / Accommodation

It really is rural France, home of Foie Gras and Armagnac and steeped in history. Labeau is ten minutes from Auch, the Capital of the Gers, and ten minutes from Mirande, a small market town. There are many medieval villages in the vicinity, many well worth a visit, particularly for their markets selling local produce. Various seasonal fetes and cultural events take place, from the world renowned August jazz festival in Marciac, to the Country and Western Festival in Mirande. For those who want action, there are many outdoor activities nearby, from golf to riding, water skiing to climbing or even canyoning in the Pyrenees. Most families come to relax and take time to slow down a little, enjoy the food and wine, clean air and beautiful scenery.

Interior Details
The old farmhouse comprises of one large double bedroom, and one small double bedroom sharing an ensuite bathroom, plus one large twin bedroom with its own ensuite shower room. High ceilings with exposed beams throughout create lovely light and airy rooms. Steps down into the converted barn reveal a comfortable chalet style open plan living room and kitchen area. Cosy sofas by the TV, a large log fire and a well-fitted kitchen make this a perfect space to entertain. Large patio doors on the south side lead into the covered barn, housing the table tennis and barbeque and providing welcome shade in the summer. On the west side, French doors lead directly out onto the beautiful poolside terrace and dining area, where you can swim or simply relax and enjoy the stunning views. Open wooden stairs lead up from the main room to the galleried master mezzanine floor with its own lounge area, double bed and ensuite bathroom. With windows on all sides, the house is flooded with light.

Exterior Details
The grounds to the front sweep down towards open fields and to the rear the land rises, planted with a small selection of fruit trees. The main feature is the heated salt water pool, 11x 6mtrs, complete with solar outdoor shower. It is positioned just yards from the house, surrounded by a large terrace tiled in heat resistant stone. A pergola provides shade for a large dining table, and parasols and sun beds make this the ideal spot for long languorous days by the pool, enjoying the stunning views.

Conditions of Rental
Our house is looked after by a house keeper who will meet and greet you, and visits for a pool maintenance check during your stay. We provide all linen, towels,(except pool towels) pool and garden maintenance, and end of stay clean. 25% deposit payable on booking. Final amount payable 6 weeks prior to start of holiday.  We have an information booklet available with further details if required.  We have resisted installing internet as yet, to try and keep it a place to relax in. There are plenty of places nearby in restaurants etc for free internet and the mobile signal is excellent there so guests can use their data roaming.

Labeau is such a stunning place to stay. In a totally unspoilt part of France, Labeau sits perched on a hillside with the most spectacular views towards the Pyrenees. The house is very private, with only one or two houses in the vicinity, and yet it is only a short drive from the main road, so great for access to shops and restaurants. The house is well proportioned with great, big sized rooms, and lovely bathrooms. The kitchen/dining/living area is the social hub of the property which has a lovely relaxed feel and a great place to all get together. The terrace to the back and the pool are just delightful, and fab to watch the amazing sunsets from. If the weather goes against you, you still have the covered open barn area to bbq and play table tennis. A lovely place to chill out, relax and enjoy the great food and markets of the region. Highly recommended.

A secluded converted barn in a glorious setting with commanding views all the way to the Pyrenees mountains. The property is comfortable and stylish in a simple understated manner but has the two most important ingredients for a family holiday; a good swimming pool and table tennis! Supermarkets are close by and the old town of Auch is well worth a visit for good restaurants and a fantastic cathedral.

Location, location, location! This is a welcoming and spacious house in a tranquil, rural setting giving you privacy and quiet in abundance. Yet Labreau is only a few minutes drive over a hill from the main road so you have easy access to the local towns and villages. Perfect. The house is comfortable, well-equipped and easy to use. The beds are comfy and the showers good. The house stays wonderfully cool when the weather is hot and the barn provides shelter and shade when needed. We loved the wide terrace with its good-sized pool and fabulous views over rolling hills and fields looking south towards the Pyrenees - a great place to relax and soak in the peaceful atmosphere. We spent much of our day on this terrace - sitting in the sun, reading, swimming, chatting, watching the children play on the lawn and splashing in the pool. We ate most of our meals there and watched the sunsets too. We'll be back

We had a great time at the house! The house was well equipped and stocked when we arrived and we just felt you could kick back immediately. We all loved the pool and when we weren't in the pool, the kids enjoyed racing round on the grass outside (we had our own world cup and wimbledon several times over with all the bats and balls). Plenty to keep the kids busy - not only at the house but also within easy reach ... We had a some fun mornings at the forest adventure tree climbing near Auch; as well as bike riding and the water slides in the Ludina aqua park in nearby Mirande. Not to mention the markets, several castles, long lunches and classic sunsets and view across countryside to be enjoyed with a nice glass or two of vino (and of course armagnac) at the end of the day once the kids were asleep! Joelle, her son and Denis who look after the house, were also really helpful - so merci to them. We had a fab time, the house was great, the pool was great and there was plenty to do.
