One-Off Feature

Elm How is a lovely spacious old farmhouse in the Grisedale Valley above Patterdale in the Lake District. It lies within Braesteads Farm, a traditional hill farm, and you can start your walks from the door. With its circular stone staircase and log burning stove, the house provides a delightful cosy base from which to explore the beautiful Lake District.

General Info

Elm How sleeps up to 8 people, in 4 bedrooms. Its spacious living areas make it perfect for families and groups who want to get off the beaten track and enjoy some peace and tranquillity in restorative surroundings. Numerous walks wind away directly from the front door and this is just the place to appreciate the simple pleasures in life - fresh air, village pubs, strolls through the countryside and reading in front of the fire.

The Area Surrounding The Property / Accommodation

Elm How is close to Patterdale and Ullswater. There are paths from the door giving access onto the higher fells - Helvellyn and Fairfield. From Glenridding there are steamer trips, and rowing boats to hire.  Windermere and Bowness offer a good selection of supermarkets, shops, restaurants, and high quality local attractions.  Windermere is a good base from which to explore the Lake District, and you will find it easy to access boating and walking activities. There are plenty of footpaths in and around Windermere, connecting with a wide network of walks. Boat trips connect with walks on the West side of the Lake.  Venues/attractions within, or very close to, Bowness and Windermere include The World of Beatrix Potter, Blackwell, The Royalty Cinema and Windermere Lake Cruises, amongst others.

Interior Details
There is a very large living room with wood burner, a smaller sitting room, and a large kitchen/dining room. The kitchen has an electric range cooker, larder fridge, microwave, dishwasher and freezer. Upstairs there are two double rooms and two twin bedded rooms. One of the double rooms can be connected to the new shower room as an en-suite and in the main bathroom there is a bath and separate large shower cubicle. There is a WC downstairs and a separate utility room with a washing machine and tumble dryer. There is no TV reception, but there is a TV with a DVD player.

Exterior Details
Elm How lies adjacent to one of the main footpaths to Helvellyn and Fairfield and is an ideal base for walking. There are low level walks from the door. Access to Elm How is by a single track unpaved gated road, about a mile long, 1.5 miles from Patterdale.

Further Details
There is no TV reception, but there is a TV with a DVD player. The house also has a CD player. There is a cot and a high-chair and extras can be provided if requested. Linen and towels are provided. Heating is by electric night storage heaters, the farmhouse has a wood burning stove and firewood is provided. The price includes all electricity costs. Mobile phone reception is poor at Elm How, but improves slightly as you go up the valley. There is good reception in Patterdale.

Conditions of Rental
Regretfully we cannot accept pets. A deposit of 20% of the full amount is payable if the booking is made more than 56 days from the start of the holiday. The balance is payable 56 days before the start of the holiday. Occupancy begins from 3pm on the start date and finishes at 10am or before on the leaving date, unless alternative arrangements are agreed. All members of the party agree to leave the property clean and tidy and to replace immediately any breakages. The owner reserves the right to charge for additional cleaning costs. If written notice of cancellation is received by the Company, the Company will seek to re-let the property so far as is reasonable. No guarantee of re-letting is given.
